Terms of Service
Last updated April 28, 2026
These terms govern your use of the Open Range Septic Services website and the septic services provided by Open Range Septic Services LLC (“Open Range,” “we,” “us,” or “our”). By using the website or scheduling service, you agree to these terms.
Services we provide
Open Range provides residential and commercial septic pumping, basic access work (digging, risers), RV pump outs, and related services in Eastern Idaho. Service availability depends on route, weather, equipment, and access conditions at the property.
Pricing and quotes
- Standard residential pumping starts at $420 for septic tanks up to 1,500 gallons with a reasonably accessible lid.
- Larger residential tanks from 1,500 to 2,500 gallons start at $525 with a reasonably accessible lid.
- Commercial systems and unusual conditions are quoted in writing or verbally before work begins.
- RV pump outs are quoted or confirmed before scheduling based on access, location, and current availability.
- Holidays carry an additional fee, currently $150. Weekends use the same starting price.
- Add-on work such as digging or installing a riser is billed in addition to the pump price. The current digging/riser add-on is $325. Digging beyond one foot starts at an extra $150 and increases from there.
- Pricing posted on the website is starting pricing and may be updated at any time. The price confirmed at the time of scheduling is the price that will be honored for that visit.
Scheduling, arrival windows, and cancellations
- We schedule appointments by route rather than narrow time windows. We will give you the best estimate we can and call when we are on the way.
- If you need to cancel or reschedule, please give us at least 24 hours notice when possible. Same-day cancellations after the truck has been dispatched may be subject to a trip fee.
- We may need to reschedule due to weather, equipment, or earlier jobs running long. We will contact you as soon as we know.
Property access and customer responsibilities
- You are responsible for providing safe, legal access to the property and the tank. This includes unlocking gates, securing pets, and identifying buried utilities, sprinkler lines, or sensitive landscaping near the tank or driveway.
- If the lid is buried and digging was not arranged in advance, the job may be rescheduled or billed for additional access work.
- You agree to disclose known problems with the system, including recent backups, chemical use, or non-standard waste.
- You confirm you are the property owner or are authorized by the owner to schedule service.
Payment
Payment is due at the time of service unless other arrangements have been agreed to in writing. We accept common payment methods at the truck. Returned payments and unpaid balances may be subject to fees and collection costs as allowed by Idaho law.
Warranty and limitation of liability
- We perform our work in a workmanlike manner consistent with industry standards.
- We are not responsible for pre-existing conditions of the septic system, drain field, or buried infrastructure, including lines or utilities not marked or disclosed prior to service.
- To the maximum extent allowed by law, our total liability for any claim related to a service visit is limited to the amount you paid for that visit. We are not liable for indirect, incidental, or consequential damages.
- Nothing in these terms is intended to limit any rights you have under Idaho law that cannot be waived.
Right to refuse or stop service
We may refuse or stop service if conditions at the property are unsafe, if the system contains material we are not equipped to handle, or if we cannot access the tank. If we have already mobilized, a trip fee may apply.
Website use
- The website content, branding, and imagery are owned by Open Range or used with permission. Please do not copy or reuse it without asking.
- The website is provided “as is.” We do our best to keep it accurate, but pricing and service details on the site may change.
- You agree not to misuse the site, attempt to disrupt it, or use it to send unsolicited communications.
Governing law
These terms are governed by the laws of the State of Idaho. Any dispute will be handled in the state or federal courts located in Bonneville County, Idaho, unless we both agree to another venue.
Changes to these terms
We may update these terms from time to time. Continued use of the website or our services after changes are posted means you accept the updated terms.
